Aluminum storefront doors: why they behave nothing like a house door
The glass entrance on almost every small commercial space in this area is an aluminum stile-and-rail door hung in an aluminum frame. It is light, hollow, and held square by the frame rather than by its own mass. Everything about servicing it follows from that.
Narrow-stile hardware and the deadlatch
The lock stile on a storefront door is often only a couple of inches wide, so the lock case has to be shallow. That is why these doors use a narrow-stile deadlatch: a bevelled latch with a small auxiliary plunger riding beside it. When the door is shut, that plunger rests against the strike and mechanically deadlocks the latch so it cannot be pushed back. When the plunger misses the strike — because the door has dropped, the frame has shifted, or someone installed the wrong strike — the door still closes and still feels locked, but the latch is no longer deadlocked. This is the single most common security defect we find on commercial entrances, and the business owner has no way of knowing from the inside.
The pivot, not the hinge
Storefront doors usually swing on top and bottom pivots rather than butt hinges. Pivots wear as a bearing surface, and a worn bottom pivot lets the door sag and drag on the threshold. The symptoms read like a lock problem — key won't turn easily, latch won't catch, door has to be lifted to lock — but the fix is at the pivot and the closer, not in the cylinder.
Mortise cylinders and cam orientation
Storefront locks are driven by a threaded mortise cylinder with a cam on the back. Cam style and clocking have to match the lock case, and a cylinder that is right in every other respect will simply not operate the latch if the cam is wrong. It is a frequent cause of "the new cylinder you sold me doesn't work" — it works, it just isn't speaking the same language as the lock case.
Exit devices, egress and the door you are not allowed to lock
Panic hardware and fire exit hardware exist so people can always get out of a building under stress, and that requirement takes priority over convenience and over security. Two rules a business owner should know:
- Egress must be single-motion and free. Someone leaving should push and go — no key, no thumbturn sequence, no second latch to release. Anything added to an exit door that breaks that rule is a life-safety problem, not a hardware preference.
- Nothing gets chained, padlocked or blocked. We are called periodically to "secure" a back door that keeps getting propped, and the answer is never a chain. It is a functioning exit device with an alarm, a proper closer, and a dogging arrangement that suits how the business actually operates.
Exit devices themselves wear predictably. The push rail loses its return, the latch bolt rounds off, dogging stops holding, the strike works loose from repeated impact, and on a rim device the vertical rods drift out of adjustment so the top latch no longer seats. Most of that is serviceable — pads, rods, strikes and latch assemblies are replaceable parts — provided the device is a repairable model and not a light-duty unit that has been beaten past rebuilding.
Door closers: the cheapest thing you can fix, and the most ignored
A commercial door closer controls three separate things: sweep speed, latch speed in the last few inches, and backcheck that stops the door from slamming into a wall in a gust. On a Gulf-facing entrance, backcheck is the setting that saves the hardware — wind catches the door, throws it open, and the shock loads the closer arm, the pivot and the frame at once. Signs a closer needs attention include oil weeping down the body, a door that no longer latches on its own, a door that slams, and a door that stalls half-closed. A door that does not fully latch is an unlocked door regardless of how good the lock is, so closers are security hardware even though they are usually treated as a nuisance.
Master keying, done the way that survives staff turnover
A master key system is a designed thing, not a pile of locks that happen to share a key. It starts on paper: a list of every door, every group of people, and a decision about which groups may open which doors. From that, a schedule of key changes is generated, and only then does anything get pinned.
What a well-built system gives you
- An owner or manager key that opens the building, and change keys that open only what a particular role needs.
- Clean separation of areas that should not share access — stockroom, office, mechanical space, tenant areas.
- Expansion room, so adding a suite or a new role later does not force a redesign.
- A written schedule, so any competent locksmith can service or extend the system without guessing.
What a badly-built one does
Systems assembled ad hoc over the years accumulate cross-keying that nobody documented, which quietly creates key combinations that open doors they were never meant to. They also run out of usable changes, at which point every new door is a compromise. When we inherit a system like that, the honest answer is often to re-pin the building onto a fresh, documented schedule rather than to add one more exception to an undocumented one.
Key control for property managers and multi-unit owners
Key control is simply knowing who can open what, and being able to prove it. It is a records problem more than a hardware problem, but hardware decides how expensive the records problem gets.
Standard commercial keyways are open — blanks are widely available and anyone can cut a copy. Restricted keyways change that: the blank itself is controlled, so a duplicate requires authorisation rather than a walk to a kiosk. For a managed property, that is the difference between rekeying a building when a set goes missing and issuing a replacement key. Patented and restricted systems also come with a stamped key record, which is the part managers actually use — a log of who signed for which key, and when.
Practical habits that matter more than any product choice: stamp keys with a code rather than the unit number, keep the key cabinet away from public areas, collect keys at the exit interview and not the week after, and rekey on tenant change rather than trusting that every copy came back. In a market with heavy seasonal staffing, that last one carries most of the risk.
Coastal conditions and commercial hardware
Salt aerosol and humidity attack commercial hardware differently than residential, because commercial hardware has more moving steel and much higher cycle counts. What we see on entrances in this area:
- Pitting on exit device latch bolts and strikes, which increases friction, which the closer then has to overcome to latch the door.
- Corroded pivot and threshold hardware, where an exterior door meets a wet concrete or tile floor and salt residue never fully rinses away.
- Cylinder springs and pins losing their action as fine salt and grit enter the keyway. The tell is a key that turns fine going in and starts to feel gritty, then sticky, over weeks.
- Fastener seizure between dissimilar metals, which turns a ten-minute strike adjustment into a drill-out unless the fasteners are treated at install.
The maintenance answer is unglamorous and works: keep keyways clean and lubricated with a dry lubricant rather than a wet one that holds grit, rinse exposed exterior hardware with fresh water, use appropriate coatings and fasteners at install, and inspect latch-to-strike engagement seasonally rather than after it fails.
What a commercial service visit actually covers
On a first visit to a business, a technician should be looking past the immediate complaint at the whole opening. That means checking latch and deadlatch engagement with the door in its normal closed position, watching the closer through a full cycle for sweep, latch and backcheck behaviour, inspecting pivot or hinge wear and door sag, confirming that egress hardware releases in one motion, checking strike alignment and fastener condition, testing every cylinder in the opening with every key that is supposed to operate it, and noting hardware brands and model families so parts can be sourced without a second trip. If a master system is in play, we also want to see the key schedule if one exists, or begin building one if it does not.
When repair beats replacement on commercial hardware
Commercial hardware is designed to be rebuilt, which is why it costs what it costs. A worn exit device on a repairable platform is usually cheaper to service than to replace, and the same is true for closers with rebuildable bodies and for lock cases that only need a new latch or cam. A cylinder that has gone gritty can be cleaned, re-pinned and returned to service.
Replacement is the right call when a device has been damaged in a forced-entry attempt, when a light-duty unit was installed on a high-traffic opening and is failing on cycle count rather than defect, when parts for a discontinued line no longer exist, or when the hardware does not meet the egress requirement for that door — the last one is not negotiable regardless of condition. Getting the most out of the call
Before you phone, note the door type — aluminum glass storefront, hollow metal, solid wood — and whether it has a push bar, a lever with a deadbolt, or a lock in the bottom rail. Say how many openings are affected and whether the business is currently open or shut. If it is an access problem rather than a broken part, count how many keys are unaccounted for and how many doors they touch. Our glass storefront door locks but feels loose. Is that normal?
No, and it is worth checking soon. On a narrow-stile deadlatch, a small auxiliary plunger has to land on the strike to deadlock the latch. If the door has sagged or the strike has shifted, the plunger misses, the door still closes, and the latch is no longer deadlocked. It usually comes back to pivot wear or strike alignment rather than the lock itself.
Can you make our back exit door secure without breaking fire code?
Yes, and the way to do it is with proper hardware rather than anything added across the door. Egress has to stay free and single-motion from the inside. The usual answer is a functioning exit device with an alarm on it, a correctly adjusted closer so it always latches, and better control of the keys on the outside.
What is master keying and do we need it?
A master key system lets one key open a group of doors while individual keys open only their own. It is worth it as soon as you have several doors and several roles — a manager who needs everything, staff who need one area. It should be designed on paper first, with a written key schedule you keep.
An employee left and didn't return their keys. Do we have to replace the locks?
Almost never. Rekeying re-pins the existing cylinders so old keys stop working, and the hardware stays. If the keys were part of a master system, we re-pin within the schedule so the master still functions. Replacement is only warranted if the hardware is already failing or is the wrong grade for the door.
Why does our entrance door not latch on its own anymore?
Most often the closer has lost its latch-speed adjustment or is weeping oil, or friction has built up at the latch and strike so the closer no longer has enough force in the last inch. A door that stops short of latching is an unlocked door, so it is worth treating as a security issue rather than an annoyance.
